When someone asks an AI assistant “how much house can I afford” or “is now a good time to buy in Phoenix,” the answer arrives with sources attached. Those citations are the new front door of the real estate industry — and until now, nobody had measured who walks through it. This report is the first monthly, methodologically transparent accounting of citation share in US real estate.

The personalities of machines

Treating “AI search” as one channel is the first mistake. Each engine sources answers from a visibly different web — ChatGPT reads like a reference librarian, AI Overviews like a Google property, Claude like an institutional researcher. The same brand can be dominant on one surface and invisible on another.

What kind of content gets cited

Domain authority matters less than content shape. Listing pages win transactional prompts and lose everything else; explainers own the informational majority; government pages are treated as ground truth regardless of their search presence. Here is where all 41,286 citations actually landed.

Where this is heading

Six months of frozen-prompt re-runs show a slow but consistent redistribution: away from the portal triopoly, toward community and video. If the February→July slope holds, Reddit overtakes Bankrate by October and YouTube enters the top ten before year-end.

Five findings

  1. Finding 01

    The portal triopoly is loosening

    Zillow, Realtor.com and Redfin still absorb 35.6% of all citations, but their combined share is down 3.1 pp since February. The losses are not going to other portals — they are going to community discussions and video, which grew from 19.1% to 22.4% over the same period.

  2. Finding 02

    Each AI engine has a distinct sourcing personality

    ChatGPT over-indexes on reference content (Wikipedia 3.9%, Investopedia 8.9%). AI Overviews routes 3.2× more citations to community and video than ChatGPT. Claude is the most institutional, favoring government and association sources. A brand's AI visibility strategy cannot be platform-agnostic.

  3. Finding 03

    Guides beat listings on informational intent

    For how-to and definitional prompts — 58% of the corpus — explainer content captures 41% of citations while listing pages capture just 9%. Listing pages only win when intent is explicitly transactional. Content type, not domain authority, is the strongest predictor of citation on informational prompts.

  4. Finding 04

    Government sources punch far above their SEO weight

    hud.gov appears in 8% of all citation events despite a negligible traditional-search footprint. On FHA and fair-housing prompts its citation rate quadruples. AI engines treat .gov domains as ground truth for regulatory questions — a structural advantage no commercial site can replicate.

  5. Finding 05

    First position compounds

    Brands whose average first-citation position is in the top two retained 91% of their share month-over-month, versus 67% for brands cited in position four or lower. Early citation appears to be both a cause and a consequence of durable AI visibility.

Method & limits

We assembled 612 prompts from real US search demand across six intent classes — buying process, selling, financing, regulation, market sentiment, and local discovery — weighted to reflect query volume. Each prompt was run 5 times on each of five platforms during the first week of July 2026, using fresh sessions with no personalization.

Citations were extracted deterministically from answer text and source lists, then mapped to registered domains. A 4% stratified sample was audited by hand; extraction precision measured 98.2%. All citation-share estimates carry a 95% confidence margin of ±1.2 pp. Rankings are observational measurements of platform behavior, not endorsements of any source.
